The internet is usually the first place that a buyer will encounter your property.  We create the best visual advertising presentation we can.  Because buyers are always drawn to quality, this generates more views on the property portals - more buyers looking at your property.  

Our web advertising is recognised by Rightmove for generating more views of our properties, and that we believe is because we create the most exciting images.  The presentation on this our own website offers the best view of all.

Professional photography, measured floorplans and individually designed sales brochure are all standard.

4. Maximum Marketing Exposure

Getting your property in front of as many buyers as possible is vital - local, regional, national and international.  This is especially important because around 40% of our clients' properties are purchased by buyers from outside of Cumbria.  

This starts with our town centre office which displays your property to local browsers - and there are plenty of those, with Penrith being billed as the "Heart of Cumbria" and the "Gateway to the Lakes".

Our web presentations are the single most important marketing tool, reaching buyers locally, all over the UK and abroad. Our online advertising is multi-layered including this own website, the national portals On The Market and Rightmove and the Country Life website.

With our membership of Fine & Country, with over 300 offices worldwide, we can offer another level of marketing for the most individual properties. This offers global online presence on fineandcountry.com and a range of specialist promotional tools, with national press, PR and advertising.  Also the London Sales Office in Park Lane brings our clients' properties to the London market.

6. Local Knowledge

All our people have an in-depth knowledge of the local area and the market, based on many years’ experience.  When dealing with buyers from out of the area, this is especially significant, as we are often selling the locations as much as the properties.  Our input makes all the difference.

7. Sale Creation

Some of our best feedback comes from buyers.  Our office systems allow us to keep in touch easily and effectively with a large number of buyers and the keep them up to date with our stock.  On an ongoing basis, all sale properties are matched with new buyers.  We consistently follow up their interest and seek to introduce and sell the right property to them.

8. Smaller Portfolio

We carry a smaller, more select stock than many agents, which means we are able to give the necessary time and attention to each of our client’s properties.  It also means that your property is within a portfolio of quality properties, which in itself attracts buyers..

We do not engage in the ‘listing’ culture, which is characterised by over-optimistic valuations, cheap fees and a culture of routine price-cutting once a house is on the market.

Our staff are not paid a commission on sales, so you can be certain that any advice or guidance you receive from us will be entirely in your best interests.

Our contracts are straightforward and, uniquely among estate agents, we have no minimum contract period, no tie-in and no withdrawal fees.  

All fees are completely transparent and agreed in advance – with no surprises or hidden extras.
