Troutbeck, Penrith

Set in 30 acres of land and surrounded by breathtaking fell views, Lobbs is a traditional Lakeland farmhouse, which offers an idyllic rural lifestyle. It is located in the Lake District National Park, in a remarkable secluded fell-side setting, while being easily accessible from transport links and the market towns of Keswick and Penrith.  This incredible site is managed in accordance with Natural England Environmental Stewardship Scheme until 2022.

The charming farmhouse is believed to date from the 1600s and underwent major renovations in 2001-3, including re-roofing. The accommodation includes, four bedrooms, two bathrooms, farmhouse kitchen, two reception rooms plus a study/family room.  The highlight of the property is a magnificent vaulted reception room, with incredible views of Blencathra.

To the front of the house is a large stone barn, which was rebuilt in 2006 and is currently maintained as a historic agricultural building.  This could offer conversion potential (after 2022 subject to planning consent).

The house is surrounded by beautiful grounds overlooking 18 acres of grazing land.  A section of Mosedale Beck, designated a Site of Special Scientific Interest, and nine acres of woodland embankment form the western boundary of the property.  Lobbs boasts over a hundred varieties of wildflower and is a haven for wildlife, with red squirrels visiting regularly.  Spend your days on the land then relax on the terrace or by the beck pools, while taking in the stunning surroundings.

Lobbs is in a truly remarkable setting, surrounded by dramatic Lakeland fells with Threlkeld Common on the edge of the site for outdoor pursuits.  Iconic North Lake District fells and lakes are within easy reach, with Ullswater and Derwentwater both only a 15 minute drive.

The nearby A66 offers excellent transport links to the market towns of Keswick and Penrith, with schools, shops, restaurants and leisure facilities.  Penrith is just off the M6 motorway and has a West Coast Main Line station, taking you to London in around three hours.
