Lowside Farm, Helton, Penrith

Lowside Farm is a magnificent Lakeland smallholding, which offers an idyllic country lifestyle. The 17th Century farmhouse has been extended to create an impressive five bedroom family home with charming period features throughout. A detached three storey barn has been partially converted offering potential for substantial auxiliary accommodation. The residence has large gardens, various outbuildings and around 10 acres of land with picturesque river frontage. Lowside Farm is located in the highly desirable conservation village of Helton, surrounded by beautiful Lowther Valley countryside and fell views, with a wealth of country pursuits on the doorstep.

The Farmhouse
The farmhouse is believed to date back to 1642 and has been extended into an adjoining workers cottage and barn to create a substantial home. This historic property is Grade II listed and underwent major renovations in the late 1990s, including a new roof, wiring, flooring and windows. The original charm and character of the buildings still remain, with modern day alterations being carried out sympathetically and to a high standard. The traditional farmhouse kitchen is the heart of the home, with rustic exposed beams and welcoming Aga range with stone surround. The Cumbrian Oak kitchen cabinets have been beautifully hand crafted by Matt Jardine, with Burlington slate worktop, built in Belfast sink and kitchen island for food preparation. The room extends over nine metres into the dining area and opens into a snug room with open fireplace and doors onto the garden patio. Adjoining the kitchen is a useful boot room/utility with cloakroom and external stable door.

From the kitchen characterful sandstone stairs lead up to a flexible use room, which presently serves as a library and has double doors into the main living space. This impressive double height room has an overhanging ‘music balcony’ with solid oak railings and a commanding stone fireplace with open fronted stove. The ground floor is completed by a study with bespoke Matt Jardine fitted oak cabinetry and a bedroom with adjoining shower room.  At each end of the property staircases lead to the first floor with four double bedrooms, which overlook the grounds and valley. The double height master bedroom has beautiful exposed beams and period wooden floorboards and has a luxurious ensuite with ornate fireplace and ‘his and hers’ rain showers. There are two further bath/shower rooms and an additional flexible use room, which could serve as a family room.

The Barn
Set back from the main house is a three story stone barn approaching 300 square metres, with planning permission for auxiliary accommodation, including a gym. The structural work is complete and the spaces offer scope for a variety of uses, including multigenerational or guest accommodation. There is potential for home business space or the barn could offer an income as holiday accommodation (subject to ‘change of use’ consent).

Grounds and Land
Lowside farmhouse is set on an elevated plot with a sweeping driveway, two large parking areas and double garage with electric door. There are wonderful enclosed gardens on two sides of the house with lawns, mature trees; and elevated patios for relaxing while enjoying views across the valley. On the main site there is also a stone garden store and a wooden tack room with dog run.  Across the road is an orchard with pond, a stone outbuilding, chicken run and around 10 acres of land. The land is divided into a number of fields with the lower field having a field shelter and a section of riverbank for fishing or relaxing by the tranquil River Lowther. The land is surrounded by scenic open countryside with far reaching views down the valley to the East Lakeland fells.

Helton is a picturesque conservation village located at the foot of Askham Fell with breathtaking elevated views. The village has direct access onto the fell and is surrounded by open countryside and bridleways, making it an ideal location for horse riding, biking and walking. The popular Lakeland village of Askham is just one mile away with two pubs, village store, outdoor swimming pool and the award winning Askham Hall hotel and restaurant. The A6, M6 and town of Penrith are a short drive away with West Coast main line train station taking you to London in around three hours.
