Hill House, Maulds Meaburn, Penrith

A handsome four bedroom semi-detached period property of traditional design and construction, in a beautiful village setting. Probably dating from the 17th Century, and situated in a prominent elevated position in Maulds Meaburn, Hill House offers spacious accommodation with attractive period features and lovely views across the tranquil Lyvennet Beck to the other side of the valley.

The internal layout comprises an entrance hallway, dining room, country kitchen/breakfast room, sitting room with an impressive fireplace and Stovax multi-fuel stove, a spacious playroom/office, utility room, rear porch and WC.

Stairs from the hallway lead to a split landing.  Off to the right is a large double bedroom featuring a ceiling open to the roof line with original beams and pretty views over the beck. This has spacious ensuite facilities comprising a bathroom with cast iron free standing bath and a pedestal wash hand basin, a separate WC, and an internal shower room with a generous shower cubicle.  To the left of the stairwell there are three further bright double bedrooms and the house bathroom comprising a bath with shower over.

Hill House is located in the picturesque conservation village of Maulds Meaburn, described by Hunter Davies as "... one of the most beautiful villages in the country".  The village is set around the tranquil Lyvennet Beck, with 22 acres of village green, making it an ideal location for walks and waterside picnics. The village institute hosts regular community events and there is a pub and school in the neighbouring village of Crosby Ravensworth.  The village is now in the Yorkshire Dales National Park and is within close proximity to the Lake District. Maulds Meaburn is midway between the A66 and the A6 with M6 junction nearby at Shap.

Outside there are mature gardens to the front and rear of the property. The front garden is laid to lawn and bordered by hedging, with a stone path leading from the gate to the front door.  There is off street parking and a large detached garage, which can house several vehicles and/or make an ideal workshop.  The garden to the rear is fully enclosed and is predominantly laid to lawn with a large patio area for entertaining.  There is also a charming stone built summer house, which is carpeted with a corner cupboard and twin double doors out to the garden.
