Highfield House, Deanscales, Cockermouth Under Offer

Highfield House is magnificent extended country residence with around six and a half acres of land, outbuildings, manege and stables. The property has wonderful period features and high quality bespoke bathrooms and kitchen. The first floor extends over the carport and into two of the old haylofts with two impressive flexible use rooms presently used as a gym and home business space. The house is located just outside the Lake District National Park with far reaching views of the Lorton Valley and Solway Firth.

The property is thought to date back to the Georgian era, with beautiful period features, including decorative mouldings, ornate fireplaces and arched doorways. The house has been sympathetically extended and modernised to include new solid oak doors and flooring with luxurious underfloor heating in the kitchen and bathrooms. There is existing planning permission for the front porch and large garden pergola and expired planning permission for a separate two bedroom dwelling in the hayloft building, which potentially could be reinstated.

On the ground floor of the modern day extension house is an impressive open plan kitchen, which opens into a glazed dining area with bi-folding doors extending the room further onto the garden patio. The kitchen is fitted with bespoke Cherry wood cabinetry with Burlington Slate worktop, large central island and four oven Aga range.

The dining area opens into a spacious living room with large wood burning stove and attractive stone fireplace. There are two additional reception rooms in the original house, both with open fireplaces, which serve as a snug and study with Mark Wilkinson designed fitted cabinetry. The ground floor is completed by a large utility room, cloakroom and rear porch out to an open fronted garage.

On the first floor are four bedrooms, with two having ornate fireplaces and the master bedroom having full wall fitted wardrobes. The impressive master bathroom has a Villeroy & Boch bathroom suite with large walk-in shower, his-and-hers vanity basin unit and a luxurious deep bath with fitted tv. There is an additional shower room, as well as a large bathroom with walk-in shower and spa bath.

The first floor has been extended over the garages, with two sizeable rooms created. These flexible use rooms presently serve as a large home business space and gym with the potential to create separate multi-generational or holiday accommodation by converting the garages below (subject to planning consents).

Outside
The residence is approached via an electric gated sweeping driveway, which leads to three large parking areas, carport and double garage with electric doors. Adjoining the carport is a large outbuilding with various stores, workshops, garages and a large hayloft. At the rear of the outbuilding is the stable block with seven boxes and separate feed and wash rooms. There is an additional detached three bay barn with stores, chicken run, water and electricity and field shelter in front of which is a one acre paddock.

Beyond the outbuildings is a large manege with rubber and sand flooring and the main field, which gentle slopes with a natural spring and superb panoramic views at the top end.

To the front and side of the house are the gardens, with a sizeable front lawn garden and a beautiful West facing garden with attractive flower borders and paved terrace. A gate leads into an additional gated driveway with garden outbuilding and steps up to the raised vegetable garden with Cedar wood greenhouse.
