Hesket Newmarket, Wigton

Claybottom Farm is a magnificent Lakeland residence in an idyllic fellside setting, with equestrian facilities, 12 acres of land, outbuildings, beautiful grounds and superb Caldbeck fell views. The accommodation in this charming period property, includes three reception rooms, three double bedrooms, two luxurious bathrooms plus a large adjoining workshop with conversion potential (subject to planning consents). The farm is located in the northern Lake District National Park, in the hamlet of Nether Row, near to the picturesque villages of Caldbeck and Hesket Newmarket.

The farmhouse is thought to date from the 1600s and has been beautifully renovated and modernised, with many charming period features retained.  There is luxurious underfloor heating throughout the ground floor (except the sitting room, which has the original stone flagged floor) and an impressive glazed extension offers superb panoramic views of the grounds and Caldbeck Fells.

A large detached traditional stone two story barn presently serves as a well equipped stable block with stores, tackroom and two timber stables with rubber matting to the rear.  The well managed land is on three sides of the farmhouse, with a tranquil stream providing a natural water source and bridleway giving direct access onto the Caldbeck Fells.

The beautiful landscaped grounds are a haven with cottage style borders, large kitchen garden plus Mediterranean style orangery.  Spend your days on the fells; riding, hiking or biking, then relax and dine on the south-west facing garden terraces, while taking in the stunning fell views.

Claybottom Farm is in an incredible rural setting at the base of the Caldbeck Fells, with a bridleway and Cumbria Way footpath offering direct access on the fells for riding and hiking.  The picturesque Lakeland villages of Caldbeck and Hesket Newmarket are both less than two miles away with school, shops, cafes, pubs, doctors surgery and post office/petrol station.  The farm is located midway between Keswick, Penrith and the historic border city of Carlisle, making it an excellent base for exploring and enjoying North Cumbria.
